  1. The investment money will be used in fix and flip single family low end residential transactions in Rockford area (initially).
    1.  Low end housing ensures increased security as the turnover of inventory is faster (about 180 days) and the cash investment is allocated over more properties with lover investment in each.
    2.  The market and each transaction are diligently researched and vetted in all aspects.
    3.  Our sales strategy with mortgage assistance ensures quick turnover.
    4.  Our all in house experience and expertise in construction and real estate fields guarantees each project’s on time success.
    5.  We always have a buyer secured from the very beginning of each project, which eliminates a need to list and wait for the property to be sold once rehabbed.
  2. Investors will profit as follows, to be determined by agreements;
    • 12 months term with min 25% profit margin with extension options
    • any other arrangement can be negotiated on case to case basis

Please remember that the profit margins are dictated by risk and our business is very low risk.
